Property Overview

.

Lexington Avenue is one of Manhattan’s premier Class A office destinations. The iconic 31-story, 1.5 million-square-foot tower combines historic prestige with modern workplace amenities, offering businesses a distinguished address in the center of Midtown East.

Originally completed in 1927 and designed by the renowned architectural firm Sloan & Robertson, the property—widely recognized as the Graybar Building—stands as a celebrated example of Art Deco architecture.

Once considered among the world’s largest office buildings, it continues to meet the needs of today’s tenants with expansive floor plates, 32 high-capacity passenger elevators, and efficient circulation throughout the building.

Occupants also benefit from premium amenities, including an on-site Equinox fitness club and direct indoor access to Grand Central Terminal.

As one of the final landmark developments completed within the visionary Terminal City master plan, 420 Lexington Avenue occupies an important place in New York City’s architectural history.

Its striking exterior blends Babylonian and Byzantine influences with bold geometric setbacks characteristic of the Art Deco movement.

Decorative stone carvings, intricate metalwork, colorful tile detailing, and monumental entrances featuring representations of the classical elements—earth, water, air, and fire—create a distinctive and memorable façade.

The building’s interior is equally impressive, showcasing richly ornamented spaces with multicolored decorative ceilings, bronze doors and grilles, elegant fixtures, and intricate mosaic flooring.

Among its more distinctive architectural details are the sculpted metal rats incorporated into the entrance supports, a whimsical maritime-inspired feature introduced by architect John Sloan to reflect Grand Central Terminal’s historic role as a major transportation gateway.

A defining feature of the property is its seamless integration with Grand Central Terminal through the historic Graybar Passage. This grand Romanesque corridor, distinguished by vaulted ceilings and bronze chandeliers, provides a direct connection between Lexington Avenue and the terminal’s celebrated Main Concourse.

The passage is enhanced by a striking mural created by artist Edward Trumbull, whose work also appears in the nearby Chrysler Building. With direct access to six Metro-North train platforms, the building offers exceptional convenience for commuters and businesses alike.

Named after its original anchor tenant, the Graybar Electric Company, which maintained its corporate headquarters in the building from 1927 through 1982, the property has continued to evolve while preserving its historic character.

In 1988, SL Green acquired a long-term operating lease and commissioned a comprehensive restoration led by Beyer Blinder Belle. The renovation modernized the property while carefully restoring its architectural integrity, including the addition of a redesigned entrance canopy and updated storefronts.

Today, Lexington Avenue successfully combines timeless architectural elegance with contemporary office infrastructure, premium amenities, and one of New York City’s most connected locations.

Recognized for its historical and architectural significance, the Graybar Building was officially designated a New York City Landmark in 2016, securing its place as one of Midtown Manhattan’s most distinguished commercial properties.
